Facade Contractor Software for the Building Safety Act Era
Unitised curtain wall, rainscreen, glazing, cladding remediation — if you deliver the envelope on higher-risk buildings, three demands now land on your desk: prove competence, prove carbon, prove compliance. BrieXO builds one living record as the work happens — anchored to the building, ready when someone asks.
Competence. Carbon. Compliance.
Three demands arrive with every facade package on a higher-risk building. Each one ends the same way: prove it.
Competence
Who fixed it — and what qualified them?
The Building Safety Act's competence regime means dutyholders must be able to show that the people doing the work were competent to do it. For facade packages that means FIRAS certification for fire-stopping installers, training records, and CPD — attached to the work itself, not buried in a folder on someone's laptop.
Carbon
What did the envelope cost in carbon?
Aluminium and glass are among the most carbon-intensive materials on any project, and clients and tenders increasingly ask for EPDs and embodied-carbon evidence at package level. If your answer is a spreadsheet assembled the week the question arrived, you are already behind the tender.
Compliance
Where is the golden thread?
Higher-risk buildings — at least 18 metres or seven storeys — carry golden-thread duties from design through occupation. Gateway 2 wants the evidence before construction starts; Gateway 3 wants it before the building is occupied. Facade packages sit at the heart of both.
Every demand ends the same way: prove it.
BrieXO builds one living record as the work happens — anchored to the building, not scattered across Excel, email, WhatsApp, and folder graveyards discovered at handover. One tool, one record. No more spreadsheets.
When the question comes, the answer already exists
EXOH is the assistant on top of the record. It can answer with a location and a decision trail because everything underneath it is structured: every record signed, timestamped, and anchored to the element it belongs to. The regulator, the client, or the main contractor asks — you answer from the record, not from a weekend of inbox archaeology.
- Answers cite the exact location in the building
- Every claim traces to a signed, timestamped record
- Decision trails show who approved what, and why
“Show me the cavity barrier evidence for level 9, elevation East.”
A record that speaks facade
Facade work is not rooms and corridors — it is elevations, grids, panels, brackets, and fixings
BrieXO's spatial model runs Building › Floor › Elevation › Location › Element, so every record lands on the piece of the envelope it describes. When the golden thread asks what was installed on elevation North, level 7, the record is already organised the way the building is.
- Unitised curtain wall panels tracked unit by unit
- Brackets and fixings with torque checks and inspection records
- Cavity barriers and interfaces with pre-closure photo evidence
- Sealant and weatherproofing ITPs staged and countersigned
- CWCT test certificates linked to the systems they cover
- BS 8414 references where cladding systems rely on them
