Who fixed it — and what qualified them?

The Building Safety Act's competence regime means dutyholders must be able to show that the people doing the work were competent to do it. For facade packages that means FIRAS certification for fire-stopping installers, training records, and CPD — attached to the work itself, not buried in a folder on someone's laptop.

Carbon

What did the envelope cost in carbon?

Aluminium and glass are among the most carbon-intensive materials on any project, and clients and tenders increasingly ask for EPDs and embodied-carbon evidence at package level. If your answer is a spreadsheet assembled the week the question arrived, you are already behind the tender.

Compliance

Where is the golden thread?

Higher-risk buildings — at least 18 metres or seven storeys — carry golden-thread duties from design through occupation. Gateway 2 wants the evidence before construction starts; Gateway 3 wants it before the building is occupied. Facade packages sit at the heart of both.
